Promoter, offer and promotion period
1. This promotion is conducted by Sovereign Hills Sales Pty Ltd ABN 42 001 110 345(“the Promoter”) on behalf of Lewis Land and Sovereign Hills, 15 Chancellors Drive, Port Macquarie NSW 2444.
2. The promotion offers a monetary contribution of $30,000 (“the Incentive”) from Lewis Land towards the cost of building a new home on an eligible lot purchased in Woodridge Cottages Stage 1 (“theOffer”). The Incentive is paid directly to the purchaser’s nominated Display Village Builder, not to the purchaser, and is applied as a $30,000 reduction to the face value of the purchaser’s build contract price( see clause 9).
3. The Offer applies to Woodridge Cottages Stage 1 single dwelling lots, excluding duplex lots, whether purchased as a house and land package or as a vacant land only lot. The Offer is conditional on the purchaser entering into an eligible building agreement with an authorised Sovereign Hills Display Village Builder (see clause 7).
4. This promotion opens on Monday 26 October 2026 at 9:00am AEDT and closes at 5:00pm AEDT on Monday 21 December 2026 (“the Promotion Period”). Purchases where the holding deposit is paid outside the Promotion Period are not eligible for the Incentive.
1. To qualify for the Incentive, the purchaser(s) must satisfy all of the following conditions:
a. pay a holding depositof $5,000 for the purchaseof an eligible Stage 1 lot within the Promotion Period and exchange contracts within 30 days of the land contract being issued by the vendor:
b. enter into an unconditional building contract with an authorised Display Village Builderfor the construction of a new single dwelling on that lot prior to registration of the land.
c. complete settlement of the land contract within 21 days of thevendor issuing the notice of registration of the land.
Where a deadline above is not met because of a delay caused by the Promoter (including registration delays outside the purchaser’s control), the purchaser’s eligibility for the Incentive is not affected, provided the purchaser otherwise complies with these terms.
Mandatory Finance Disclosure: The purchaser must fully disclose the existence, terms, value and conditions of this $30,000.00 build incentive to their incoming mortgagee, lender, or financial institution priorto formal finance approval.
2. A “Display Village Builder” means a builder with a display home in the SovereignHills Display Village. Authorised Display Village Builders are Baygrove Homes,Better Homes & Developments, Hotondo Homes, Hunter Homes, McDonald JonesHomes, Mojo Homes, Perry Homes, Pycon Homes and Rob Tate Family Homes. The Offer is not available to purchasers who build with any other builder, or who build themselves.
3. The Offer applies exclusively to single dwellings only. It is not valid for duplexlots, multi-residential properties or other multi-dwelling developments. It cannot be combined with any other promotional offer, rebate, discount or incentive on the build price unless confirmed in writing by the Promoter.
9. Lewis Land will pay the $30,000 Incentive directly to the purchaser’s Display Village Builder on Commencement of Construction. For thepurposes of this promotion, Commencement of Construction means the physical pouring of the concrete footings or slab for the dwelling, confirmed by a copyof the builder's initial base stage invoice. The builder must reflect this $30,000.00 reduction directly on the purchaser’s build contract price. The advertised land price remains unchanged by the Offer.
10. The Incentive is not payable directly to the purchaser. It is not transferable,exchangeable or redeemable for cash, and no cash payment, voucher or alternative benefitwill be provided in lieu. It cannot be transferred to any other party, including subsequent property owners or assignee of the land lot.
11. If the purchaser does not enter into a buildingcontract with an authorised Display Village Builder, terminates the building contract, or construction does not commence, no Incentive is payable. If the purchaser changes to a builder who is not an authorised Display Village Builder, the Incentive is automatically withdrawn.
12. The Promoter reserves the right to request supporting documentation to verify eligibility. If a purchaser is found to have misleadthe Promoter, engaged in fraud, material misrepresentation, or is in default oftheir contractual obligations under the land or build contract, the Promoter may withdraw the Incentive or require the purchaser to repay any already paid Incentive amount on written demand within a reasonable period.
13. The building contract is solely between the purchaser and the designated builder. The Promoter is not a party to that agreement and is not responsible for nor liable for the builder’s pricing,performance, construction delays or the terms of the buildingcontract. Purchasers are responsible for confirming that the $30,000 reduction is recorded in their building contract before signing.
14. The Offer is subject to lot availability and ends when the Promotion Period closes.
15. The Promoter is not liable for any damage orloss whatsoever suffered (including indirect or consequential loss) or for personal injury suffered or sustained in connection with this promotion, except for any liabilitywhich cannot be excluded by law.
16. Any disputes regarding this promotion will be resolved at the Promoter’s sole discretion.
17. This promotion complieswith the Australian Consumer Law and any relevantstate and territory regulations.
18. The Promoter reservesthe right to amend, suspendor terminate this promotion at any time without prior notice, provided such changes do not disadvantage purchasers who have already exchangedland contracts with the vendor in reliance on this promotion before the change.
19. The Promoter recommends that all purchasersseek independent legal, financial and taxationadvice about their eligibility for the Offer before exchanging contracts.
20. Any personal information collected for the purposes of administering this promotion will be collected, used and stored in accordance with the Promoter’s Privacy Policy and the Privacy Act 1988 (Cth).
21. This promotion and these terms and conditions are governed by the laws of New South Wales, and the parties submit to the exclusive jurisdiction of the courts of that State.
